The Green Deal Cardiff EPC Services provides professional Energy Performance Certificates (EPCs) for homes across Cardiff, Newport and Pontypridd.
As a fully qualified and registered Domestic Energy Assessor (DEA), we carry out accurate, government-compliant surveys and supply EPCs required for selling or renting a property.
We offer fast appointments, clear advice, and certificates that are uploaded directly to the official Government EPC register.
The data collected for an EPC has changed considerably over the past few months. Most surveys used to take between 30 and 60 minutes, depending on the size of the home. Today, 60 minutes is a minimum and depending on the property, it could take an hour and a half.

EPC for Sale
If you are selling your home, you are legally required to have a valid EPC. Estate agents are normally happy to arrange the EPC, but are usually quite expensive.
There could already be an existing EPC on your property that could be up to 10 years old – they expire after 10 years. But if it hasn’t expired, it can still be legally used for the sale.
However, how accurate is the existing 9-year-old EPC? You may have replaced the old boiler, improved the insulation or renewed the windows. These improvements would have increased the existing EPC rating, maybe from a D to a C.
Many lenders are giving better deals to borrowers based on the EPC rating.
We conduct the full survey, produce the certificate, and register it on your behalf.
EPC for Rented Properties
Landlords legally need an EPC before advertising a rental property.
At the moment, to let a property, the EPC must be at least a Band E (39 – 54). By 2028, new tenancies will have to have an EPC rating of a Band C (69 – 80), and that will be extended to all tenancies by 2030.
We provide the certificate and can explain the minimum energy efficiency standards and what they mean for your property.
Energy Improvement Advice
If you want to raise your EPC rating, we can offer clear and practical suggestions. These may include insulation, heating upgrades, glazing options (not great for increasing the EPC unless you are replacing single glazing) or low-cost changes that can make a noticeable difference.

How the Process Works
- You contact us to request a booking or a quote.
- We arrange a convenient survey appointment. Most visits take about an hour or so (depending on the type of property).
- We produce and register the EPC, then email it directly to you, your estate agent or your landlord.

EPC Frequently Asked Questions
How long does an EPC appointment take?
It depends on the size and set-up of the property. A small terraced house would be much quicker than a 5-bedroom detached house with 3 extensions. Also, since mid-2025, more factors have to be reviewed – every window has to be measured, and ventilation within the property has to be examined, to name a couple.
50+ photographs are taken as part of the assessment.
This all takes time at the property and at the desk when all the data is processed.
You should allow an hour at your property for the assessment to be properly completed.

Do you register the EPC?
Yes. We upload every EPC to the government register and send you a copy.
When we lodge the ECP on the government register, it is immediately available to be seen (and downloaded). In fact, if anyone enters your postcode in the government register, they will get a dropdown of all of the properties in that postcode with an EPC.
Once we have lodged the EPC, we will send you an email confirming lodgement.
Within the email, we will let you know the energy efficiency rating and a link to your online EPC. We will also attach a copy of the EPC for your use.

What do I need to provide?
Just make sure we can access all the rooms. If you know about any recent improvements (new boiler, insulation, windows), that’s helpful too.

What is included in an Energy Performance Assessment?
The assessment is a visual survey of the property. It includes an examination of the heating system, insulation levels, glazing type, construction materials, lighting, and any renewable technologies present. No intrusive inspections are carried out.
Measurements will be taken of
- Windows
- Room Heights
- Loft Insulation Depth
- The width and depth of each floor (internal or external)
- Thickness of walls
Photographs will be taken to support what we have seen. We would normally take about 50 photographs.

Does the EPC include safety checks?
No. An EPC is concerned with energy efficiency and environmental impact. It does not include gas safety, electrical safety, or structural assessments.

Does the property need to meet a minimum EPC rating?
For rental properties, government Minimum Energy Efficiency Standards (MEES) may apply. These currently require most residential rental properties to meet a minimum rating of E unless an exemption is in place. It is illegal to let a property with an F or G EPC rating.
By 2028, new tenancies will have to have an EPC rating of a Band C (69 – 80), and that will be extended to all tenancies by 2030.
Owner-occupied properties do not need to meet any minimum EPC rating.
